Garage conversion floor plans: common layouts
A typical 2-car garage is roughly 20 ft × 20 ft (about 400 sq ft) — enough for a studio or compact one-bedroom. These simplified concepts show how the same footprint can be arranged. They are illustrative only, not construction drawings.
Studio / open ADU
One open room plus a kitchenette and bath. Efficient plumbing (kitchen and bath share a wall) keeps cost down.
One-bedroom ADU
A separate bedroom adds privacy but needs an egress window and a wall. Best in a 2-car or larger garage.
Office + storage
Simplest and cheapest — no plumbing. Keep a storage zone if you are giving up the garage's utility.
Guest suite
A bedroom with its own bath. The bathroom drives plumbing cost; place it near existing lines if possible.
Planning considerations for any layout
- Plumbing clustering: keep kitchen and bath on a shared wall to minimize runs.
- Egress: any sleeping room generally needs a compliant egress window or door.
- The garage-door wall: usually becomes an insulated wall with a window or a new entry.
- Ceiling height: confirms whether the space meets habitable-room minimums.
- Natural light & ventilation: plan window locations early.
- Entry & privacy: ADUs typically need a separate, accessible entrance.
